      <image:title>Residential - Major Renovation Steep Lot</image:title>
      <image:caption>Single Family Home Major Renovation Project Description: Hale Pacific Heights Place is a major renovation and addition to an existing three-story home designed and built circa 1975. The existing home did not suit the lifestyle of the new owners. The existing home was too small and needed to be modernized and refreshed with open spaces verses the current chopped up compartmentalized spaces. This project is a wonderful role model and clearly shows what a major renovation and addition can accomplish. It is important from an environmental perspective to try and save more buildings through renovation, modernization and additions. By showing examples of what can be done we hope to educate people that wonderful homes can be created starting with existing structures.   Clients Vision / Project Challenges: The project aspires to connect intimately with the site and all of its positive unique attributes and reflect the spirit of its inhabitants. The former will be achieved by an objective response to the conditions of the site– climate, site geology, sun, wind, temperature, terrain, existing structure and orientation. The latter was achieved through multiple client interviews and working closely with the client throughout the process Project Role: Architect, sustainability consultant Sustainable Features: • By its very nature as a renovation the project achieved major environmental and sustainable goals. Saving and re-using the embodied energy of the existing shell saved countless resources • Minimal site work was required, thus treading lightly on the site. In the current era of bulldozing sites, it is refreshing to not further scar the landscape • One of the major goals was the focus on natural ventilation and natural daylighting. This serves multiple functions including reduction of the use of artificial lights and mechanical ventilation, resulting in a direct savings on utility costs. In addition, studies have shown that a direct connection to daylighting and views improves the health and well-being of occupants • Onsite renewable energy system – photovoltaics. Net Zero energy • Material conservation – decision to renovate, demolished materials diverted from landfill • Demolition with a new design and construction which would have resulted in a loss of the embodied energy of the existing structure, loss of existing positioning on the site, resulted in unnecessary creation of construction waste and a lot of site work to relocate the house to the location that would be required by current code due to height limits. A three-story house and volume would have been lost as well as the spectacular views and connection to nature that the existing volume and siting allows.       <image:caption>Single Family Home Major Renovation The architects creating the original mid-century modern homes were reinterpreting the modern architecture of the early 1900s through the exploration and use of new materials. For Green Sand Architecture + Sustainability continuing that exploration was the guiding design concept. The project included the modernization and reconfiguration of the existing home to meet the needs of a busy modern lifestyle. Clients Vision / Project Challenges: The Clients searched for this property for a year and viewed 80 homes.  Once the clients found this mid-century modern classic home the goals were clear – preserve and enhance the mid-century modern aesthetic.  The clients also wanted to modernize the kitchen, reconfigure the bedrooms, increase ventilation and save as much of the redwood materials as possible. Project Role: Designer and Architect Sustainable Features: • Adaptive reuse • Saved about 75% of existing structure • Reused almost 75% of the tongue and groove redwood siding that was removed • Passive design • Natural ventilation focus, three roof vents were added to aid/stimulate natural ventilation, the vents allow hot air to escape from the vaulted ceiling which then helps to draw in cool fresh air • Natural light focus See before and after photos &gt;</image:caption>

      <image:title>Residential - Hot House Functional Renovation</image:title>
      <image:caption>Single Family Home Major Renovation Renovation of an existing circa 1939 home. The primary project goal was to improve the indoor environment quality of the home, specifically thermal quality. The home became very hot in the early afternoon and by midafternoon the second floor was unusable until well after sunset. Clients Vision / Project Challenges: The owner’s primary goal for the renovation was to cool the house so that it was comfortable year round, all day long and most importantly, without the addition of air conditioning. The following secondary goals were established to be done simultaneously during construction: modernize the kitchen, replace the roof and expand the lanai. The final goal was a net zero energy home. Project Role: Designer, Architect, Sustainability Consultant Sustainable Features: • Retained almost 100% of the structure. Renovation of an existing home or “reuse of existing building” saves the embodied energy of the existing materials, labor, and transportation for the original building. • Natural ventilation. A dormer was added to catch the trade winds and bring in more natural light. Roof vents were added as part of the strategy to cool the attic, which results in a much cooler home. • A whole house fan was added to mechanical assist the natural ventilation. • Natural daylighting. Reduce the need for using lights during the day, saves energy use and the resulting carbon footprint. Solatubes and additional windows in the kitchen reduce the need for using lights during the day. Solatube in the powder room further reduce the need for using lights during the day. • Natural materials were used when feasible. • Low VOC materials such as paints, coatings, sealants, and adhesives were also utilized. • Energy is produced on-site by a photovoltaic system with a goal of providing 100% of the existing electrical load through net metering with HECO. The PV system was the last piece of the puzzle after appropriate strategies regarding natural ventilation and daylighting were implemented to avoid the need for an AC system and reduce the energy load. A right-sized PV system was purchased to offset the remainder of the electrical load of the home. See before and after photos &gt;</image:caption>

They wanted to refurbish and reconfigure the home and stay true to the 1930’s time period while adding environmental features that would make the home more efficient. It was very important to the clients to work with a team who would listen to their goals and ideas, take those overriding principles and enhance and incorporate them into the project.       <image:caption>Island Vintage Coffee is a renovation of a commercial space within the newly revitalized Royal Hawaiian Center in the heart of Waikiki, the project included: selective demolition, interior renovation, exterior storefront and fixture design. Green Sand Inc. was selected to create a new image and brand for Island Vintage Coffee which better embodies the spirt of the product. A timeless Kahala cottage was used for the basis of design. The goal was to capture the feeling of sitting on a lanai enjoying an afternoon tea of coffee from a slower paced time long since gone, making a strong connection between the premium product and this vintage time.       <image:title>Commercial - Green Sand wins again at the BIA-Hawaii 27th Annual BIA Renaissance Building and Remodeling Awards 2012</image:title>
      <image:caption>The Leather Soul project submitted is an expansion of the existing store at Royal Hawaiian Center. The expansion was into the vacant adjacent space. The project included selective demolitions; interior renovation, exterior storefront and fixture design all to flawlessly match the existing store. The Owner’s goal for the Leather Soul Expansion was to add a more private “room” with the feel of a gentlemen’s club with bar service as well as to add additional storage and retail space. Typical retail designs maximize exposure; maximize product display space and attempts to move clients through the space quickly. This design restricts and controls exposure, does not overwhelm the space with product and invites clients to relax and linger. Execution on this project was exceptional. Matching the new Ohia slats to the existing Ohia slats was executed flawlessly. The same can be said for the new plaster and the existing plaster. Attention to detail makes a project. The contractor paid special attention to the miter joints of the Ohia slats in addition to the detail of the portal door – the recessed space for the door handle with silencers mated in color to the wood stain and the magnetic catches to hold the door open or closed.       <image:caption>Ai Amour Luxury Lingerie features high end lingerie from designers such as La Perla, Christian Lacroix, Nina Ricci and Cotton Club to name a few. Located on the first floor of the Royal Hawaiian Center Ai Amour Luxury Lingerie is the latest retail concept presented by veteran Hawaiian retailers. In the development of this design words like feminine, sensual and sophisticated were used to guide material and design decisions. We sought to create the physical manifestation of the meaning and feeling of these words. This process yielded the oval display window on the façade, the sculptural chocolate brown wall treatment, flowing shear drapery and warm wood. The plan provides great visibility from the mall. Special attention was paid to the large fitting rooms, which are gracious in size and comfortable with warm flattering lighting.       <image:caption>Commercial &amp; Retail Love Renaissance (U.S.A.), Inc. in the Royal Hawaiian Center is the first U.S.A. store for this Japanese retailer. Green Sand Inc. was honored to be chosen to develop this new concept for the US launch of Love Renaissance. The space was conceived as classical and renaissance inspired elements placed or hung within a clean modern plaster box. The case work and ceiling panels are held off the floor, walls and ceiling creating a museum like setting with objects on display. The material choices of Venetian plaster for the walls and ceiling and the vein cut travertine flooring were materials used in the renaissance period. We looked to the work of Palladio and Carlo Scarpa for inspiration. The exaggerated detailing on the façade creates an over sized picture frame around the entry and retail scene beyond. The furniture was also designed by Green Sand Inc. and inspired by French renaissance furniture design.       <image:caption>Commercial &amp; Retail The conversion of a ground floor office space into a contemporary showroom, with maximum street visibility for furniture system displays and corporate offices, faced many challenges. Not a single wall was perpendicular to another and a large flexible open floor plate was created to showcase the versatility and mobility of the furniture. Existing entry doors and walls were replaced with a frameless glass entry and a single large pivoting frameless door to increase views into the space from the street. A combination of high output ultra efficient fluorescent tube lighting fixtures and warm high intensity discharge spot lights on a modern track system cast a museum quality lighting level on the furniture. This light and modern design is a visual surprise along the downtown streetscape and yet comfortably exists within the heavy Romanesque stonework of the historic McCandless Building. This project is LEED for Homes Platinum certified. Clients Vision / Project Challenges: This project was conceived as a highly sustainable home that could be built throughout the islands at a relatively modest price. The home was designed for a typical family of five on a standard 5000 SF lot. The design embraced many sustainable strategies, technologies and the Hawaiian indoor/outdoor style of living. Brave and Beautiful, this new line for men, women and couples reinterprets the style and meaning of Hawaiian jewelry. After several discussions with the owners, Green Sand Inc. began to design a space that represents the singular qualities of Koa Nani. The faceted Koa wood walls became that distinctive element that symbolized the deeper meaning of Koa Nani, blending the essence of Hawaii with contemporary design to create a “Modern Hawaiian” aesthetic. The faceted Koa walls and Ohia plank floors, walls and ceiling redefine the way local Hawaiian woods are used, expressing the beauty and warmth of Koa and Ohia in a bold innovative fashion. The façade is a series of alternating solid and transparent elements. The transparent elements allow views into the space and draw you into the space. The solid elements provide a backdrop for the stainless steel framed display cases. The interior expresses the same qualities as the façade with a carpeted sales area and a variety of display opportunities including built in wall displays, tall freestanding display fixtures and lower display fixtures designed for seated viewing.       <image:caption>Love Renaissance (U.S.A.), Inc. in the Royal Hawaiian Center is the first U.S.A. store for this Japanese retailer. Green Sand Inc. was honored to be chosen todevelop this new concept for the US launch of Love Renaissance. The space was conceived as classical and renaissance inspired elements placed or hung within a clean modern plaster box. The case work and ceiling panels are held off the floor, walls and ceiling creating a museum like setting with objects on display. The material choices of Venetian plaster for the walls and ceiling and the vein cut travertine flooring were materials used in the renaissance period. We looked to the work of Palladio and Carlo Scarpa for inspiration. The exaggerated detailing on the façade creates an over sized picture frame around the entry and retail scene beyond. The furniture was also designed by Green Sand Inc. and inspired by French renaissance furniture design.       <image:caption>Island Vintage Coffee is a renovation of a commercial space within the newly revitalized Royal Hawaiian Center in the heart of Waikiki, the project included: selective demolition, interior renovation, exterior storefront and fixture design. Green Sand Inc. was selected to create a new image and brand for Island Vintage Coffee which better embodies the spirt of the product. A timeless Kahala cottage was used for the basis of design. The goal was to capture the feeling of sitting on a lanai enjoying an afternoon tea of coffee from a slower paced time long since gone, making a strong connection between the premium product and this vintage time.
